Those houses have solid wood trim buried under a dozen coats of paint. Paint hides rot well, and a board looks sound until a thumb goes through it. Maryland summers stay humid, so soaked wood dries slowly and the decay keeps going. The water source we find most is a clogged gutter, since the overflow runs down the fascia and behind the trim. gutter cleaning twice a year costs less than the boards it saves.
The awl test comes first. A sharp probe pushes into rotted wood and stops at sound wood. That is how the cut line gets marked. Small soft spots on a sill nose or a molding profile take two part epoxy. A liquid consolidant soaks in and hardens the fibers, then filler is shaped to match. Anything soft all the way through comes out instead. We cut back to solid wood, fit the new piece, and prime all six sides before it goes up. Cellular PVC and composite trim are the no-rot option for fascia, corner boards and sills that keep failing. A jamb rotted through becomes a new door frame and threshold.
Fixing the wood without fixing the water means doing the job twice. The gutter, the split caulk joint or the sprinkler head gets handled first. Some jobs cross the line out of handyman work. A rotted joist, rim joist, beam, sill plate or load-bearing post goes to a licensed contractor with a county permit. A leak coming through the roof goes to a roofer, and termites or carpenter ants need a pest company first. A spreading mold problem goes to a remediation company. T. Published ranges give you a frame before anyone knocks on your door. Homewyse put dry rot repair at $592 to $1,112 per repair in May 2026. It puts fascia board installation at $8.53 to $13.02 per linear foot. Angi puts dry rot repair at $5 to $40 per square foot, with most whole projects at $500 to $3,000 and a $1,400 average. A small epoxy patch is published at $150 to $250 and a cut-and-replace at $300 to $2,000. Window sill replacement is published at $100 to $1,100 per sill, with a $400 average. Dry rot is a misnomer. The Forest Products Laboratory said so in 1965: no fungus can grow without water. Wood-destroying fungi cannot feed on wood holding less than about 20 percent water. Rot is a fungus with a water supply, so a repair only holds once the water stops. On permits, Anne Arundel County lists replacing deck boards alone as no permit, while deck structure or railings do need one.
