The first job is finding the water. Sometimes it is obvious, like a supply line that burst inside a wall. That line is a plumbing repair we make before the rebuild starts. Other times we start at the stain and work back. We have traced ceiling stains to a roof leak more than once. Next comes the demo. We cut out the wet drywall and pull up soaked flooring. We stop at the line where the material is still dry. Then the space gets dried out with fans and air movers before anything closes back up. Closing a wall over damp framing is how you end up doing the job twice. When the studs and subfloor read dry, we rebuild. That part is normal drywall repair, then trim, then interior painting to match the rest of the room.
It depends on how much water there was and how dirty it was. A clean water leak that soaked one ceiling or one wall is repair work. That is what we do. A flooded basement or a sewage backup needs a restoration company. Those crews carry truck mounted extraction and certified mold remediation, and your insurance usually wants them on site first. A large mold problem belongs to a certified remediation contractor. They can test the air and seal off the area while they work.
