Ceiling Repair · Odenton, MD

Ceiling repair that starts with the source

Handyman At Your Command handles ceiling repair in Odenton, Maryland. Most calls start the same way. A brown ring shows up on the ceiling, or a crack opens where the ceiling meets the wall. Some ceilings sag. Some still wear popcorn texture from the 1970s. We cover all of it here, whether it is one water stain or a full ceiling rebuild. Wall damage lives on our drywall repair service.

Every job starts with a free estimate at your house. A technician checks the ceiling for moisture, finds the joists, and prices the repair before anything is opened up. On the visit we cut back to solid board and hang new drywall. Then we tape, coat the seams and match the texture. Stain-blocking primer goes on first. Our interior painting crew rolls the finish coat so the repair blends in.

Water Damaged Ceiling Repair in Odenton Homes

A brown ring or bubbling paint means water has been sitting on the back of the board. Finding the source comes first. We check pipe fittings in the bay above, the seal around a tub or toilet, and the HVAC condensate line. A clogged drain pan overflows straight into the ceiling below. A dripping supply line or a failed toilet seal is a handyman plumbing repair we make first. If the water is coming through the roof, that is outside what we do. We name it and point you to a roofer.

A moisture meter shows how far the wet area runs past the stain, and we cut back to solid board. Soaked insulation comes out and the cavity dries before new drywall goes up. Then we tape, coat and sand the seams. A stain-blocking primer goes on so the ring cannot bleed through, then paint. Larger soaked areas are handled by our water damage repair and dry out service. Erica B left a five-star Google review after one of these jobs: "Recently we have had Hugo and Jose come out and they helped to find the source of a roof leak- then they repaired the ceiling drywall, painted, and also did other jobs around the house."

Ceiling Cracks, Nail Pops and Sagging Drywall

About 72 percent of Odenton's housing was built in 1990 or later. Ceilings in that stock usually hang on manufactured roof trusses. In winter the top chord of a truss picks up attic moisture and swells. The bottom chord sits buried in insulation, stays dry, and shrinks. The truss arches upward and lifts the ceiling off the wall plate. Trade sources call it truss uplift. It opens a straight crack where the ceiling meets an interior wall, and it usually closes again in summer. The fix is a flexible corner detail rather than more mud, which just cracks again next January.

A sagging ceiling is a fastener problem more often than a framing problem. Half inch board on joists spaced 24 inches apart needs sag-resistant ceiling board or 5/8 inch drywall. Standard half inch bows between the screws. Nail pops come from wood shrinking around the fastener, so we reset the field, patch, and sand it flat. In the county's pre-1960 homes, many ceilings are still plaster over lath. Loose plaster gets pulled back to the joists with plaster washers, then skim coated. Garage ceilings and stained basement drop ceiling tiles are on the list too. We take these calls in Odenton, Gambrills and the rest of Anne Arundel County.

Popcorn Ceiling Removal, Texture Matching and What It Costs

Popcorn texture went up in a lot of houses before 1980. The Consumer Product Safety Commission lists textured paints and ceiling patching compounds among asbestos products. Their use was banned in 1977. Material in good condition is left alone. If your ceiling predates 1980 and you want it gone, it gets lab tested first. A positive result goes to a licensed abatement contractor, because we do not remove asbestos. On a clean test we scrape the texture, skim coat the ceiling flat, and sand it smooth. Some rooms get a knockdown or orange peel texture instead of a flat finish. We spray it and match it to the next room.

Our own guides publish the ranges. Ceiling drywall repair runs $220 to $1,500, and a ceiling rebuilt after a leak runs $300 to $1,500. Published figures put popcorn ceiling removal at $900 to $2,500, with a $1,700 average. That works out to $1 to $4 per square foot. These are published market ranges. Texture matching adds about $1 to $2 per square foot in published data. The estimate is free and happens at your house, so you get a real number before anyone opens the ceiling. FAQ

Ceiling Repair Questions, Answered

Common questions about ceiling repair across Odenton & the DMV. Not seeing yours? Call and ask. A person picks up.

Call (877) 349-4632

How much does a ceiling repair cost?
Published ranges put ceiling drywall repair at $220 to $1,500. A ceiling rebuilt after a leak is published at $300 to $1,500. Popcorn ceiling removal is published at $900 to $2,500. These are published market ranges. Size, ceiling height, texture and whether water is involved move the number. Your estimate is free and done at the house.
Can I just paint over a water stain?
Not with regular ceiling paint. A water ring is water soluble. A latex topcoat pulls it right back to the surface within a day or two. The stain has to be sealed with a shellac or oil-based stain-blocking primer first. If the board behind it is soft or sagging, that section gets cut out and replaced.
How do you fix a ceiling with water damage?
The source is stopped first, then the wet material comes out. We cut the ceiling back to dry, solid board and pull any soaked insulation. The cavity dries before anything closes up. New drywall goes in, seams get taped and coated, then a stain-blocking primer and paint. Closing a wet ceiling means doing the job twice.
Do you fix the leak too, or only the ceiling?
We fix the leaks a handyman can fix. We repair dripping supply lines, bad toilet seals, loose fittings and failed caulk around a tub. That happens before the ceiling goes back. Roofs are the exception. We do not work on roofs, so we identify the problem and refer it out. Our guide on the first steps after a water leak covers what to do meanwhile.
Is it easy to repair a ceiling yourself?
Ceiling work is harder than the same patch on a wall. You are working overhead on a ladder, and gravity fights every coat of compound. The texture also has to be matched, or the repair shows from the doorway. Small nail pops are a reasonable weekend job. Anything involving water, sagging board or a texture match usually goes better with a crew.
What is the cheapest way to redo a ceiling?
Patch and repaint rather than replace. Cutting out only the damaged section and blending the texture costs far less than tearing a whole ceiling down. Bundling helps too. A stained bedroom ceiling, two cracks in the hall and a garage ceiling patch make one visit. That beats three separate service calls. On popcorn, scraping to a flat finish costs less than adding a new sprayed texture on top.

Great customer service as well as great work quality. I had my fence bent down completely because of a storm and I called handyman at your command immediately. Even though it was after hours I still able to set up a time for someone to fix the fence first thing in the morning. The handyman was prompt and very nice.

I was finally able to get my master bath updated after 20 years of purchasing my home. Jose the owner of the company came out and held our hand from beginning to end. From demo to completion of the project, they always kept our home sparkling and clean which was a big deal for us as our child has respiratory issues.

I've been hiring Handyman At Your Command and working with Tracy for about 8 years now, and have always been completely satisfied and happy with their work. Recently we have had Hugo and Jose come out and they helped to find the source of a roof leak- then they repaired the ceiling drywall, painted, and also did other jobs around the house.
